What is an EPC?

An EPC provides two key pieces of information.
- The energy efficiency of a property on a scale of A - G (The most efficient being A)
- The environmental impact of a property
The EPC also provides recommendations and cost effective ways to improve the energy efficiency of a property thereby lowering its running costs and improving its environmental impact.
All buildings in the UK that are constructed, sold or rented out are required to have an EPC. The EPC is valid for 10 years.
What is the assessor looking for?
The assessor will record the age, size and type of construction of the property. They assess the heating, lighting and hot water systems along with their associated controls. They also measure the level of insulation in walls, floors and lofts. The assessment is non invasive and NO damage will occur.
